Coastal San Diego · Buy & Remodel

The coastal home that's finally yours.

ScottWay is the coastal partner for families who want a home authored by them, not chosen from what's listed. Watch the two-minute overview, then book a conversation with Morgan.

Most coastal homes are someone else's finished thought. We help you finish your own.

We find coastal properties the market overlooks, then transform them with our in-house team, from first sketch to final tile. You aren't choosing from what's listed. You're authoring the home you'd never find on the market.

The Work

Transformations across the San Diego coast.

We show you what we're building, not just the after photo. Homes at every stage, from acquisition to final walkthrough.

Bird Rock beach cottage
Bird Rock · Completed

A 1950s beach cottage, brought into the light.

A modest mid-century cottage reworked into an open, modern coastal home, at a scale that still belongs on the block.

Rancho Santa Fe golf retreat
Rancho Santa Fe · Permitting

A 1970s golf retreat, reimagined for family life.

A dated golf-course retreat on its way to becoming an elegant, modern family home. Currently in permitting.

Encinitas coastal entertainer's home
Encinitas · Completed

A 1980s family home becomes a coastal entertainer's paradise.

Reworked around how the family actually gathers, with indoor and outdoor spaces built for hosting.

<Crown Point Spanish-style home
Crown Point · In progress

1980s prarie revival, finished out front. Unfinished everywhere else.

The façade stays. Everything behind it doesn't — new kitchen, new cabinetry, a rebuilt interior, and a backyard and patio redone completely. Underway now.

How it works

Two halves of one journey,
under one roof.

Find.

We see what others miss. Properties priced for what they are, valued for what they could be. Off-market relationships, neighborhood-by-neighborhood pattern recognition, decades of coastal context. You don't shop the MLS; you see the homes others overlook.

Transform.

Our in-house team builds it with you, not for you. Broker, contractor, and design partner under a single roof, so there's no third-party handoff, no finger-pointing, no waiting for someone else to return a call. From first sketch to final tile, you're the author.

Why ScottWay

What you actually get when
one team handles the whole arc.

01

In-house general contracting.

No subbing out the build to a contractor we just met. Every project is managed by the same ScottWay team that found the property.

02

Coastal-specific expertise.

Coastal Commission permitting, neighborhood compatibility, the trades who actually pick up on the third call. The coast has its own rules; we know them.

03

A real portfolio, at every stage.

Homes completed, in permitting, and underway right now. We'll walk you through the ones that fit your plans, in person or on paper, before you sign anything.

04

Relationships, not algorithms.

Morgan and team have walked these zips for years. Many of the properties we find never list. That's the difference experience makes.

About Morgan

The coast as a craft, not a market.

Morgan A. Scott has worked the San Diego coastal zips for over a decade, as broker, as builder, and as someone who lives on the coast he serves. ScottWay exists because he kept watching coastal families settle for someone else's renovation.

The team is small on purpose. We take a limited number of projects each year so each one gets the attention a coastal transformation deserves.

The conversation

What to expect from a first call with Morgan.

Thirty minutes. No pitch. The goal is to understand what you actually want, what's realistic, and whether a ScottWay project is the right next step.

  • 01Where you are. The coastal zips you know, the home you're in, what's drawing you to ownership.
  • 02What you'd build. The home you'd design if the property weren't the constraint. Size, feel, must-haves, deal-breakers.
  • 03What's realistic. Honest framing of budget, timeline, and current opportunities in your target neighborhoods.
  • 04What happens next. If there's a fit, we walk an active project together. If there isn't, we say so. No pressure either way.

Come see what we're building.

A thirty-minute private conversation with Morgan. We'll talk through your coast, your home, and whether the timing is right.
